    1) Impact of Pandemic and Rising Construction Material Costs: The COVID-19 pandemic has had a profound and far-reaching impact on the construction industry, both locally and globally. As a direct consequence of the pandemic, there has been a significant and sustained increase in the prices of essential construction materials, including but not limited to cement, steel, copper, electrical components, plumbing materials, and paints. This escalation in material costs has resulted in severe financial strain, disrupting the supply chain and leading to delays in procurement and delivery of these materials to the project site. In particular, the delivery timelines for construction materials have been considerably extended due to supply chain disruptions and market shortages. These unforeseen delays in material arrival have caused a significant hindrance to the progress of the multi-storied apartment project, further exacerbating the delays in the overall construction schedule. Despite placing orders in a timely manner, the delayed supply of materials has resulted in an extension of the timeframes necessary for the completion of the project. Also, our Construction activities slowed down has slowed down due to an acute shortage of workers such as masons, earth workers, carpenters, plumbers and others. Except for a few, most of the migrant workers from our sites have gone to their natives. The works, which were undertaken by them, have been stalled. Whereas, when we look for local construction workers. they are not available in plenty. 2) Shortage of Skilled Labor: In addition to the material shortages, the construction industry has also been severely impacted by an acute shortage of skilled labor, including masons, earthworkers, carpenters, plumbers, and other specialized trades. The COVID-19 pandemic has resulted in the migration of a large proportion of the labor force, particularly migrant workers, back to their native regions due to lockdowns, health concerns, and other social and economic factors. As a consequence, a substantial number of workers previously engaged on-site have been unable to return, thereby halting critical work activities that were reliant on their expertise. While efforts have been made to recruit local labor, there is a limited availability of qualified workers within the immediate vicinity of the construction site. This has led to a further delay in the construction activities, as the available local labor force is insufficient.
