Shortage of Skilled Labor: In addition to the material shortages, the construction industry has also been severely impacted by an acute shortage of skilled labor, including masons, earthworkers, carpenters, plumbers, and other specialized trades. The COVID-19 pandemic has resulted in the migration of a large proportion of the labor force, particularly migrant workers, back to their native regions due to lockdowns, health concerns, and other social and economic factors. As a consequence, a substantial number of workers previously engaged on-site have been unable to return, thereby halting critical work activities that were reliant on their expertise. While efforts have been made to recruit local labor, there is a limited availability of qualified workers within the immediate vicinity of the construction site. This has led to a further delay in the construction activities, as the available local labor force is insufficient to meet the demand for skilled workers necessary for the timely completion of the project. The shortage of workers, particularly skilled tradesmen, has had a direct and adverse effect on the project's overall schedule. Shortage of Funds due to low demand: The real estate project, situated in a remote area, has faced significant challenges due to limited customer bookings, resulting in a lower-than-anticipated response from prospective buyers. This lack of adequate buyer interest adversely impacted the financial inflow required for the timely completion of the project, as the anticipated funding from customer bookings could not be realized. Despite these challenges, the promoters have demonstrated unwavering commitment to the project's completion by arranging the necessary funds through the liquidation of personal assets. This decisive action reflects the promoters' dedication to fulfilling their obligations and ensuring the successful completion of the project in accordance with the approved plans and applicable statutory and regulatory requirements. The project is now on track for completion, and every effort is being made to deliver the development in a manner that upholds the highest standards of quality and compliance, in alignment with the expectations of stakeholders and regulatory authorities.
