  Respected team, We, the promoters of Metric Homes Malvan Project (MAHARERA Registration No. P52900048510), humbly submit this detailed note to explain the reasons for the delay in completion of the project and to provide a transparent update on the current status of construction. We wish to assure the Authority that the delay was not due to negligence or lack of intent, but rather due to extraordinary climatic conditions in the Konkan region, coupled with unavoidable logistical challenges. • Konkan region has witnessed significant climatic shifts in recent years, with monsoons becoming more unpredictable and prolonged. This has affected multiple infrastructure projects across the region. • As developers, we are learning to adapt to these realities by building more flexible schedules and incorporating climate resilience into our planning. However, the cycle of December 2024 to November 2025 was particularly challenging and beyond reasonable anticipation. Our project is currently at 95% completion, with only finishing works pending, such as external painting, installation of windows. We remain committed to delivering the project at the earliest possible timeline, and we seek your kind understanding and consideration of the circumstances that led to this delay. 1 External painting requires dry weather conditions to ensure proper adhesion and durability. Continuous rains made this impossible. 2 Window installation and staircase finishing works were delayed due to water seepage and safety concerns. Now that the rains have subsided, we have mobilized resources to complete the pending works at the earliest. • Timeline: We anticipate completion of finishing works within the next few months, subject to stable weather. • Quality Assurance: All works will be executed with strict adherence to quality standards. • Transparency: We will continue to update MAHARERA and our customers on progress. We assure MAHARERA and our valued customers that the project will be completed soon, with the highest standards of safety, durability, and aesthetics.
