Every brochure quotes one possession date. MahaRERA is the only place that also keeps the date the builder originally filed. This page is the gap between the two — recomputed live from official disclosures for every project we track, so each number is checkable against the registration it came from.

The red line is the pace a site must sustain from here to finish on time — anything below it is being sold on a date its own filing doesn't support.

Which builders keep the date they filed

Share of each developer's dated projects that never pushed possession, over developers with 5 or more such projects here — a perfect record on two projects isn't a record. A kept date and a low PropPin Score can sit together: the score also carries complaints, warrants, litigation and mortgages, so a builder who hits every deadline can still be answering for everything else.

Selling a date the build pace can't reach

Possession promised within two years, with more construction left than that time can cover at 2.5% a month. Projects reporting 0% are left out — on MahaRERA that is indistinguishable from “not disclosed”. These are the hardest questions to ask before booking.

Complaints, misc. applications and recovery warrants disclosed per project. 34,082 projects here have a clean record; 3,471 disclose pending litigation and 2,287 are mortgaged to a lender.

How these numbers are made

Source. Official MahaRERA portal disclosures for every project we track, recomputed 15 Sep 2026. Nothing here is our estimate of a project — it is the promoter's own filing, re-read.

"Moved the date". The currently proposed completion date is 3 calendar months or more after the original completion date in the same registration. A shorter gap is filing noise, not a broken promise. Slips are measured in calendar months, so a date pushed by exactly two years reads as exactly two years.

The pace line. The feasibility frontier assumes a site can sustain 2.5% of its total build per month — roughly foundation to finish in 40 months. A project below the line isn't doomed; it is claiming a pace faster than a tower typically holds, and that is worth asking about.

Buyer-years. Each delayed project's slip in years multiplied by the homes it had already sold, summed. It measures waiting created, not compensation owed.

Complaints. Disclosed records, not adjudicated outcomes. A complaint is a buyer filing, not a finding of fault. Recovery warrants are MahaRERA's strongest enforcement action and are counted separately.

Developers. Promoter names are grouped by a fuzzy canonical key (stripping "Pvt Ltd", "Developers", "Realty" and the like), so the same builder filing under slightly different names lands in one row.
